Sandwell Council has completed a £2.1million investment in six high-quality affordable rent homes in Rowley Regis, designed to meet the needs of larger families in the borough.
All six newly-completed properties – located in Higham’s Close and Pennant Road – are four-bedroom, six-person houses, providing much-needed accommodation for bigger households. Four of the homes are unique within Sandwell’s council housing stock, as they are 2.5-storey properties, a new addition to the council’s portfolio.
Sustainability and energy efficiency have been at the heart of the development. Each home is fitted with photo voltaic (PV) panels to help tenants cut energy bills, alongside electric vehicle (EV) charging points. The two standard four-bedroom houses achieved an EPC rating of A, while the four 2.5-storey homes achieved EPC ratings of B.
Homes England has provided grant funding to support Sandwell Council’s investment in the development.
The homes have already been allocated through Sandwell’s choice-based lettings system and families are preparing to move in.
Visiting the development, Councillor Peter Hughes, Cabinet Member for Regeneration and Infrastructure at Sandwell Council, said: “This development is a fantastic example of how we’re investing in high-quality, energy-efficient homes that meet the needs of local families while also supporting our wider regeneration ambitions for Sandwell. We are a caring council who gets things done and, by delivering projects like this, we’re not only improving lives today but also building sustainable communities for the future.”
Richard Pincher, Managing Director, Welch and Phillips Building Contractors, who delivered this project, said: “It has been a pleasure to work with Sandwell’s Urban Design and Building Services team to deliver six large family homes in the area. Rarely do we see properties of this size for affordable rent and it is encouraging to see that the needs of the local communities are being considered in the design and planning of these new projects. We hope that every family that move into these properties really enjoy their new home."
