Newly Refurbished Alfred Gunn House

Sandwell Council has carried out a major internal and external refurbishment to Alfred Gunn House and is pleased to start offering properties for letting from May 2025.
The £14million project has included a roof extension and extensive external and internal repair and improvement works plus the refurbishment of balcony enclosures and cladding.
In addition to the refurbishment and modification of existing apartments, the works in the high rise created ten new apartments at roof level.
The properties will be released for bidding by floor and will run for 5 weeks initially as part of the councils property newsletter and choice based letting.
There are 130 properties in the block with 75 2-bedroomed flats and 55 1-bedroomed flats. A number of the flats come with a winter garden/ enclosed balcony.
Local Lettings Plan (LLP) - Due to the large number of properties, this could potentially mean a higher number of ASB cases within the block if not managed correctly.
The LLP will allow us the opportunity to set additional criteria to these properties prior to them being let. For example, prospective tenants must meet the conditions of this LLP.
We will not accept bids from applicants who are a member of the family or household, or any other person proposing to live with the applicant who has engaged in ASB. The applicant must also demonstrate that they can afford the rent and service charges, and accept support on money advice where previous tenancy history demonstrates difficulty in maintaining rent and service charge payments.
For one in every 4 properties preference will be given to households who meet the working household criteria, defined as working families, fulfilled with at least one member of the family being of working status, to include full time, part time, contract workers, etc.
No dogs will be allowed in the flats.
Applicants for Alfred Gunn House will be expected to take part in pre-tenancy interviews to ensure that we are making the best use of the stock, for example to avoid potential overcrowding situations.

Property details
All flats are newly refurbished and decorated with new kitchens and bathrooms with each property consisting of either a shower cubicle (1 beds) or a shower over bath (2 beds). All flats comprise of an open plan lounge/ diner and kitchen. Some flats come with a winter garden and there is a mix of flats on social housing rents and a small number on the tenth floor on affordable rents.
