The Rolfe Street Canalside Regeneration project will demolish existing structures located at Smethwick Enterprise Centre, Rolfe Street and remediate the land to provide a stand-alone development ready site.

The Rolfe Street Canalside Regeneration project is part of the Smethwick Towns Fund programme and funding will be used to remediate the site and prepare it as a development-ready location for approximately 115 new residential units, along with potential space for a commercial unit. This will support the wider regeneration of the town and create strong links to the opportunities associated with the Midland Met University Hospital and the Towns Fund–backed Midland Met Learning Campus project.
This scheme represents the first phase of the Grove Lane Masterplan, setting the foundations for future growth and investment in the area.
The project’s Full Business Case was approved by Government in March 2022. Since then, the project team has undertaken a range of preparatory activities to further develop the work packages required to deliver the scheme.
