The West Midlands Combined Authority (WMCA) and Sandwell Council are working in partnership to deliver a new sustainable residential community at Friar Park, transforming one of the largest brownfield development sites in the region. This landmark project represents a unique opportunity for regeneration and long-term growth.

Covering 27 hectares, the site lies just two miles from Wednesbury town centre and only 100m from Tame Bridge Parkway Station. Once characterised by heavy industry, Friar Park will be reimagined as a flagship example of how brownfield land can be successfully regenerated, overcoming challenges such as poor connectivity, historic land use, and proximity to Bescot Sidings and the M6.

A masterplan prepared in 2023 by WMCA and Sandwell Council provides a clear framework for delivery, supporting planning applications and remediation strategies. The plan promotes a well-connected, integrated development that will deliver:

  • 630 new homes, with 25% affordable housing
  • 10 hectares of publicly accessible open space
  • High-quality, energy-efficient housing
  • Safe walking and cycling routes that encourage active travel
  • Improved biodiversity and green infrastructure
  • Strong links to the local public transport network

To bring this vision forward, the joint landowners are seeking a development partner who shares their ambition to create a highly sustainable, community focused neighbourhood.

The first phase, beginning in 2025, will focus on site clearance and remediation works to prepare the land for construction. This phase is being supported by the Wednesbury Levelling Up Partnership.
