Property Services have a number of shops currently available to rent across the borough.

All shops are available on a 5 year internal repairing lease basis.
The lease will be “contracted out” of Sections 24-28 of the Landlord & Tenant Act 1954.
Shops may be used for any purpose within A1, A2, A3, A4 & A5 of the Town and Country Planning Act (Use Classes) Order 1987 (as amended). The above uses may require planning consent and enquiries to Development Control will be the responsibility of the offeror.
Viewings will be arranged on a block viewing basis but further information in this respect can be obtained by telephoning 0121 569 3913.
Applications to rent a specific shop must be made on Formal Application Form which will be available at viewings or by telephoning 0121 569 3913.
If an offer is accepted the property will be placed “Under Offer” and taken off the market. For the property to be formally ”Under Offer”, however, the offeror will be required to pay an initial payment of £750 towards the council’s legal and surveyors fees. This should be paid within 5 working days of confirmation that the offer has been accepted and formal Heads of Terms have been issued.
Until a property is formally “Under Offer” the council will continue to market the premises. The under offer fee will only be returned if the lease does not proceed purely as a result of reasons beyond the control of the prospective lessee.
If there is more than one person interested in a specific shop the council will invite interested parties to submit an offer in accordance with the council’s sealed offer procedure, details of which will be supplied at the appropriate time.
A satisfactory bank and two trade references are necessary for the formal offer of a lease.
Rent will be payable in advance via standing order. A bond equal to three months of the agreed rent will be required in the event of the non-payment of rent or breach of repairing covenant.
Lessees will also be responsible for payment of the council’s legal costs in connection with preparation of the lease.
